Moving to Key Peninsula WA: What to Check Before You Buy

Yes, the Key Peninsula is worth a look if Gig Harbor prices pushed you to widen your search, but it is not "Gig Harbor for less." It's a different inventory and a different daily routine. The single-family median there was $575,000 year to date through mid-October 2026, median days on market doubled to 46, and 48 of 92 active listings had a price reduction as their latest change. Before you buy, check the route, the water source, the septic and the internet at the exact address.
The Key Peninsula is the stretch of western Pierce County southwest of Gig Harbor, with Case Inlet on one side and Carr Inlet and Henderson Bay on the other. A lot of relocation buyers never put it on their list. The ones who do often picture a waterfront bargain with an easy Tacoma commute. Sometimes that's what they find. Sometimes they find a lower price and a longer list of responsibilities. Here's how I'd read the market and what I'd check before writing an offer.
Key Takeaways
- The median rose, but the market slowed. My October pull of NWMLS data shows a $575,000 median (up from $526,500), but closed sales fell from 201 to 179 and median days on market went from 23 to 46.
- North and south are separate markets. Key Peninsula North had a $600,000 median, up about 13%. Key Peninsula South was $520,000, essentially flat.
- A 98% sale-to-list ratio hides price cuts. It compares the sale price with the final asking price, not the original one, so read the listing history.
- Purdy matters, but it isn't the only way out. Routes north around Burley Lagoon and SR 302 west toward SR 3 mean a problem at Purdy makes a trip longer, not impossible.
- Water, septic and internet are property-by-property. Shared wells, community systems, the Pierce County septic sale report and fiber coverage all vary by address.
- Budget the bridge. A Good To Go pass on the Tacoma Narrows Bridge is $4.50 per eastbound trip, about $99 a month over 22 commuting days.
Where the Key Peninsula Actually Is
Start with the map, because people get this wrong constantly.
The Key Peninsula is in western Pierce County, southwest of Gig Harbor. Case Inlet runs along the west side. Carr Inlet and Henderson Bay are on the east. It is not just the southern end of the Gig Harbor Peninsula. They're distinct pieces of geography with different communities and different daily routines.
No cities, just communities
The whole peninsula is unincorporated. You'll hear Key Center, Vaughn, Home, Lake Bay and Longbranch. Those names help people describe where they live, but none of them is a city with its own government. That means county rules, service districts, and whatever services actually reach that parcel.
Unincorporated does not mean unregulated. Pierce County has a community plan and implementing regulations specifically for the Key Peninsula. If you want a shop, a second dwelling, animals or a future building project, confirm what the parcel allows before you count on it. My post on Washington's rural ADU law walks through how that works in unincorporated Pierce County.
A mailing address is not a market
Some Key Peninsula listings carry a Gig Harbor mailing address. Others say Lake Bay or Longbranch. If you search by city name, you'll mix markets that have nothing to do with each other. For the numbers in this post, I used two defined NWMLS areas: Area 9 (Key Peninsula North) and Area 4 (Key Peninsula South). That gives you a real search area instead of a market built on postal labels.
The Key Peninsula Housing Market Right Now
These figures are from my own pull of NWMLS data for the video. It covers single-family homes in Key Peninsula North and South, pulled October 16, 2026, with closed sales through October 15. The year-over-year comparison uses January 1 through October 15 for both years.
| Measure | 2025 (Jan 1 to Oct 15) | 2026 (Jan 1 to Oct 15) |
|---|---|---|
| Closed sales | 201 | 179 |
| Median sale price | $526,500 | $575,000 |
| Median price per square foot | $330 | $337 |
| Median days on market | 23 | 46 |
| Sales from $900,000 to $1.2 million | 3 | 14 |
Sales were down about 11%. The median was up about 9%. Stop right there, though, because that does not mean every Key Peninsula home gained 9%.
Why the median overstates appreciation
The mix of homes selling changed. Sales between $900,000 and $1.2 million went from 3 to 14. When more expensive homes sell, the median rises even if no individual house is worth more. Median price per square foot only moved from $330 to $337, about 2%. Neither number tells you what a specific house gained. Different homes sold, in different sizes and conditions. You still need comparable sales.
The number I'd watch
Median days on market doubled, from 23 to 46. At the time of the pull there were 92 active listings and 21 pending. Using the most recent three months of sales, that's about 4.3 months of supply. And 48 of those 92 active listings showed a price reduction as their most recent change.
That doesn't mean everything is sitting. It means buyers have more room to compare, investigate and negotiate than a rising median suggests. For a wider view of how Pierce County inventory compares with Kitsap, see my September inventory breakdown.
Read 98% carefully
Across closed sales, the combined sale-to-list ratio was about 98%. That compares the sale price with the final asking price, not necessarily the original one. A home can take a reduction, sell close to its new price, and still sell well below where the seller started. So don't hear 98% and assume there was only 2% of negotiating room. Pull the listing history.

North vs South: Two Different Markets
The north and south ends aren't interchangeable, and the numbers show it.

|---|---|
| Key Peninsula North (Area 9) | $600,000 |
| Both areas combined | $575,000 |
| Key Peninsula South (Area 4) | $520,000 |
| Key Peninsula North | Key Peninsula South | |
|---|---|---|
| Median sale price, year to date | $600,000 (up about 13%) | $520,000 (essentially flat) |
| Median days on market, last year | 14 | 39 |
| Median days on market, this year | 42 | 52 |
| Median asking price at the pull | $625,000 | $489,000 |
The north gained the most in price, and it also slowed the most: days on market tripled from 14 to 42. The south took longer to sell to begin with and went from 39 to 52. The asking-price medians are a snapshot of what was listed on October 16, not a promise of what the next home will sell for.

What You Can Actually Buy Out Here
The inventory includes rural homes, acreage, lake community homes, saltwater waterfront, manufactured homes, and Herron Island properties. Those shouldn't share one price range. A community median doesn't tell you what a renovated waterfront home costs, and a waterfront sale doesn't tell you what inland acreage is worth.
Community medians from this year's sales

|---|---|
| Longbranch (16 sales) | $660,000 |
| Lake Holiday (9 sales) | $445,000 |
| Herron Island (8 sales) | $412,450 |
| Lake of the Woods (10 sales) | $403,500 |
| Palmer Lake (15 sales) | $384,900 |
Those figures describe homes that sold under those community labels. They don't mean every sale had lake frontage, the same access rights, or the same association dues. And many sales were filed under broad labels like Lake Bay or Key Peninsula North, so some named communities only had a handful. Use these numbers to ask better questions, not to price a specific house.
Herron Island is its own conversation
Herron Island is reachable only by a private ferry run by the island's homeowners association. The association publishes the schedule, and guests need a guest pass to board. At the time of my pull, it had 11 active listings and no pending sales, and the eight closed sales this year had a median of 70 days on market.
That's a reason to study the island separately, not a reason to assume every seller will take a low offer. The crossing itself is short, but crossing time isn't access time. Learn the schedule, the fares, the vehicle arrangements and how cancellations work, then decide whether that fits your week.

Getting On and Off the Peninsula
Purdy matters, but it isn't the only road
For many trips toward Gig Harbor and Tacoma, the Purdy route is the most direct. It's not the only road access. There are routes north around Burley Lagoon, and SR 302 connects west toward SR 3 near Allyn. A problem at Purdy doesn't cut the peninsula off. It means a longer, less convenient trip. That's a very different claim from the one you'll hear at a barbecue.
SR 302 also doesn't run the length of the peninsula. It crosses the northern part. Key Peninsula Highway is the main route south toward Key Center, Home and Longbranch. So don't judge the commute from the first house you see near the north end. A home farther south adds another leg to every trip off the peninsula.
Drive it on a Tuesday
Before you buy, drive from the actual property to your actual destination at the time you'd normally leave. Not Sunday afternoon. Tuesday morning. Then drive it home in the evening. That's the commute you're buying. My Kitsap-to-Seattle commute tests show how far a real trip can drift from the map estimate.
What the bridge costs
Key Center to Tacoma is roughly 26 miles by my measure, depending on where in Tacoma you're going. Mileage is only the start. If your route crosses the Tacoma Narrows Bridge, tolls are collected only on trips headed toward Tacoma. WSDOT's current rates for a standard two-axle vehicle:
| How you pay | Toll per eastbound trip | 22 commuting days (my arithmetic) |
|---|---|---|
| Good To Go pass | $4.50 | $99 |
| Pay By Plate | $4.75 | $104.50 |
| Toll booth | $5.50 | $121 |
| Pay By Mail | $6.50 | $143 |
At the pass rate, that's $1,188 a year for a five-day commuter (my arithmetic). It belongs in your housing budget next to the mortgage. For JBLM, pick the actual gate before you quote a commute, because the base isn't one destination. For Seattle, price the whole trip: drive, parking, waiting, the crossing or the train, and the last leg to work. My ferry guide covers what the boat schedule leaves out.
Toll rates from WSDOT's Tacoma Narrows Bridge tolling page, checked November 1, 2026. This is not legal, tax or financial advice; confirm current rates and schedules with WSDOT and the relevant agency before you rely on them.
Water: Don't Assume a Private Well
Not every property has its own well. You may be looking at an individual well, a shared well, or a community water system. Peninsula Light identifies numerous independent systems in the Gig Harbor and Key Peninsula area, including ones serving Key Center, Key Ridge and Glen Cove. Your job is to confirm which source serves that specific property, then review the records, testing, capacity, fees and any shared responsibilities.

What the state recommends for a private well
The Washington State Department of Health recommends that private well owners test every year for coliform bacteria and nitrate. For arsenic, it recommends testing at least twice while you own the well, once in summer and once in winter, to catch seasonal differences. I'd also ask your lab about manganese while you're at it.
The point isn't to scare you away from wells. It's to replace assumptions with lab results. If there's a shared well, get the shared well agreement and read who pays for what when the pump fails.
Septic: The Paperwork Comes With the House
Most of the peninsula is on septic. When a septic-served property sells in Pierce County, the Tacoma-Pierce County Health Department requires a satisfactory Report of System Status. The process generally includes an inspection, pumping of the tanks, and a department review, with some exemptions.
Beyond the report, find out what system was approved, how many bedrooms it was approved for, what condition it's in, and whether anything is unresolved. Maintenance requirements vary by system type, so confirm the inspection schedule and operating costs with the health department and a licensed septic professional.
A nice house doesn't cancel out a septic problem. And a freshly painted bedroom doesn't establish that the septic system was approved to serve it. My hidden costs post covers the other inspections that catch buyers late.
Internet, Cell Service and Power
Fiber is real, but not everywhere
Broadband is improving. Pierce County and Comcast completed an all-fiber build in the North Key Peninsula in spring 2025 that reached about 600 homes and businesses. That's not the same as saying the whole peninsula has fiber. Availability depends on the address.
If you work remotely, verify the service you can actually order at that address. Ask about installation, ask what the seller uses, and test real performance when you're there. Do the same with your phone. Don't trust a blanket claim that one carrier works everywhere. Test inside, outside, and where you'd actually work.
Plan for outages
Peninsula Light serves the Gig Harbor and Key Peninsula area. Ask about the home's outage history and any backup equipment. If the house runs on a well pump, know how you'd get water during an outage. If there's a generator, find out what it actually powers. "Generator included" is not the same as "everything keeps running."
The purchase price gets you the property. The utility setup decides how that property operates.
Daily Life: Map Your Actual Week
Key Center is the main service hub. Local health care includes Community Health Care's Key Medical Center and Peninsula Community Health Services' Key Peninsula clinic. For hospital emergency care, St. Anthony Hospital is in Gig Harbor. If medical access matters to you, map the actual trip from the property you're considering. Do the same for groceries, your pharmacy and regular appointments.
Peninsula School District serves Gig Harbor and the Key Peninsula, and it publishes boundary maps. Confirm the current assignment for the exact address with the district, then use the state report card and the district's own information to judge what matters to you.
For recreation, Penrose Point and Joemma Beach are state parks on the Key Peninsula. Kopachuk is across the water on the Gig Harbor side. Devil's Head protects shoreline at the southern tip, but check Pierce County's current access information before planning a hike there.
The question isn't whether the peninsula has enough for everybody. It's how often you'll leave it, for work, shopping, dinner and appointments. Build that weekly calendar before you fall for a view.
Who the Key Peninsula Fits (and Who It Doesn't)
The Key Peninsula deserves a look if you want rural property, land or shoreline outside an urban setting and you're willing to do the homework on water, wastewater, internet, road access and land use.
It may not be your best fit if your ideal week depends on walking to most errands, being close to frequent appointments, or avoiding rural property maintenance. And moving into an incorporated city doesn't automatically solve every utility question either. Wherever you land, verify the services at the address.
Here's how I'd frame it. Not cheap waterfront. Not Gig Harbor for less. A different inventory mix, a different routine, and a market where buyers should look past the headline median, because a $575,000 median and longer marketing times can exist at the same time. Right now, they do. If you're still deciding between this side of the water and Kitsap, the Gig Harbor page and Find Your Town are good places to compare.
Is the Key Peninsula Part of Gig Harbor?
No. The Key Peninsula is a separate, unincorporated part of western Pierce County southwest of Gig Harbor, between Case Inlet and Carr Inlet. Some listings use a Gig Harbor mailing address, which causes the confusion. Communities include Key Center, Vaughn, Home, Lake Bay and Longbranch, and none is an incorporated city.
What Is the Median Home Price on the Key Peninsula?
In my pull of NWMLS single-family data from January 1 to October 15, 2026, the median was $575,000, up from $526,500 a year earlier. Key Peninsula North was $600,000 and Key Peninsula South was $520,000. Median days on market doubled from 23 to 46, so the higher median reflects a shift in which homes sold more than across-the-board appreciation.
What Should I Check Before Buying on the Key Peninsula?
Four things at the exact address: how you get there at your real commute time, where the water comes from (private well, shared well or community system), what handles the wastewater and whether the septic report is satisfactory, and whether you can order reliable internet. Then confirm with Pierce County what the parcel allows if you plan to build.
How Much Is the Tacoma Narrows Bridge Toll?
For a standard two-axle vehicle, WSDOT lists $4.50 with a Good To Go pass, $4.75 Pay By Plate, $5.50 at the toll booth and $6.50 Pay By Mail. Tolls are collected only on trips toward Tacoma. At the pass rate, 22 commuting days a month comes to about $99.
Final Thoughts
The Key Peninsula offers land, privacy and water access at a median below Gig Harbor's, in a market that has slowed enough to give buyers room. But the right property depends on your commute, your tolerance for running your own utilities, and how you actually want to live. Start with the address. Check the route, the water, the septic, the internet and the rules, then compare the home with genuinely similar sales.
