The incentive argument is fair, and the answer is what actually gets said in the car. Part of my job is telling you which house has a problem you cannot see and which one is priced past what it is worth.
Buyers I represent close at an average of 95.48% of list price. That is roughly four and a half percent under asking, which is not what talking someone up looks like.
