I have been selling in Kitsap since 2001 and have closed past 1,000+ homes here. Buyers I represent close at 95.48% of list price on average, which is roughly four and a half percent under asking.

What one actually looks like

Eleven homes sold in your range last month. The median took 28 days and closed a shade under asking. Two of them had been sitting since spring and took real cuts to move, which tells you more about the market than the median does.
What I would do this month. Nothing urgent. Inventory in your band is climbing and the houses that are moving are the ones that were priced right on day one. If you wait six weeks you will have more to choose from and more room to negotiate. If something specific comes up, that is a different conversation.

The fair questions
- Is this just a way to get me on a call?
- No, and the timeline field is how I prove it. If you say you are six to twelve months out, you will not hear from me other than the letter. The only version that ends with an ask is the one that goes to people who said they are looking inside ninety days.
- How is this different from Zillow alerts?
- Those tell you what is for sale. This tells you what things actually closed at, which is the only number that matters when you are deciding what to offer, and it comes with a read on whether to act at all.
- Will you sell my email?
- No. It goes into my own database so I know which letter to send you, and nowhere else. Unsubscribe from any letter and the whole thing stops.
- What if I already have an agent?
- Then read it anyway and use it with them. I would rather be useful to you now than be the only option later.
