Kitsap Housing Inventory, October 2026: 795 Listings
Kitsap County had 795 active listings in October 2026, up 25.99% from October 2025, according to Realtor.com Economic Research. Pending listings fell 5.71% to 363, and the median listing price was $637,777, down 3.51% year over year. Pierce County had 2,879 active listings (up 19.21%) and Mason County had 327 (up 10.47%). Pending listings fell year over year in all three counties.
A month ago the inventory story was carryover: homes that listed high in the spring and summer and hadn't sold. October adds a second part. Buyers slowed down. Pending listings, the homes that went under contract, fell from September to October in Kitsap, Pierce and Mason, and they were lower than a year earlier in all three. Supply is now running well ahead of last fall while demand is running behind it. Here's the county-by-county picture and what I'd do with it as a seller or a buyer.
Key Takeaways
- Kitsap's active listings were up 25.99% year over year, to 795. That's a wider gap than September's 18.15%. Pierce was up 19.21% to 2,879 and Mason up 10.47% to 327.
- Buyers pulled back. Kitsap had 363 pending listings, down 5.71% from October 2025 and down 15.19% from September. Pierce's pending listings were down 13.35% on the year and Mason's down 16.02%.
- Asking prices kept sliding. Kitsap's median listing price was $637,777 (down 3.51% on the year) and Pierce's was $607,500 (down 3.11%). Mason's was $499,500, up 0.01%.
- Price cuts are still running above last year. Kitsap had 320 price-reduced listings, up 8.84% year over year, even though that count fell 13.98% from September.
- Kitsap homes still sell faster than a year ago. Kitsap's median days on market was 53, down 7.83% from October 2025. Pierce's was 64, up 15.32%.

Kitsap: more choice, fewer contracts
Kitsap's 795 active listings were down 0.69% from September, so the count has leveled off for the season. What changed is the year-over-year gap. October 2025 was a thinner month, and Kitsap is now carrying 25.99% more listings than it did then. At the same time, pending listings fell 15.19% from September to 363. New listings were 248, down 15.07% from September but up 6.9% on the year, so a few more sellers are listing this fall than last.
Pierce: the slowest of the three
Pierce had 2,879 active listings, up 19.21%, and its median days on market was 64, up 15.32% from a year ago. Pending listings fell 13.35% to 990, and 1,368 listings took a price cut, up 15.93%. Of the three counties, Pierce is where buyers have the most leverage right now. If you're shopping Gig Harbor or the Key Peninsula, the Gig Harbor page carries the NWMLS area figures for that side of the water.
Mason: lower asking prices month to month
Mason's median listing price was $499,500, down 7.09% from September but up 0.01% from October 2025, and its median days on market was 80. New listings rose 16.13% on the year to 72, while pending listings fell 16.02% to 76. Mason is a smaller market, so a month's figures swing more, but this one leans toward buyers.
A Year of Kitsap Listings
The monthly counts show how the year built up. Kitsap bottomed at 381 active listings in February 2026, climbed through spring and summer, peaked at 812 in August, then eased to 801 in September and 795 in October.

What last winter tells us
Last year, Kitsap went from 631 active listings in October 2025 to 548 in November and 476 in December. Inventory usually thins as sellers pull listings for the holidays. If that pattern repeats, the homes that remain into December will be the ones whose sellers have to move, and they tend to be the most negotiable.
Why the peak matters
The August peak of 812 is the number to keep in mind. Many of the homes listed at that peak are still on the market, and a home that has carried a summer price into November has usually missed its window at that number. I wrote about that pattern in why Kitsap listings sit even when homes sell close to list price.
Pending Listings Are the Number to Watch
In September, Kitsap's pending listings were up 0.35% on the year, and I wrote that buyers hadn't disappeared, they'd gotten pickier. October is different. Kitsap's pending count was down 5.71% year over year, Pierce's down 13.35% and Mason's down 16.02%. My September inventory report has last month's full table.

The rate backdrop
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.18% for the week of November 5, 2026, down from 7.24% the week before and up from 6.22% a year earlier (November 6, 2025). Rates nearly a full point above last fall help explain why fewer buyers are signing contracts. My rate report for the week of October 29 shows what that does to a monthly payment.
Listing prices vs sale prices
Realtor.com tracks homes for sale. NWMLS tracks homes that sold, and its newest county report is still September: a Kitsap median sale price of $595,000, up 1.8% from a year earlier, with 3.0 months of supply, and a Pierce median of $580,000, up 1.9%. Information and statistics compiled and reported by the Northwest Multiple Listing Service. The two sources count differently, so I quote each as published and never blend them. The full September breakdown is in my Kitsap housing market report.
What This Means If You're Selling This Fall
Fewer buyers going under contract means each one has more homes to compare yours against.
Price for the buyers who are left
The buyers still shopping in November are serious, and they've seen every listing near your price. Price to the recent sales in your neighborhood, not to the asking prices around you. Kitsap's median asking price is down 3.51% on the year, and 320 listings cut their price in October. My guide to pricing your Kitsap home in 2026 walks through how I set it.
Decide now: list, wait, or relaunch
If you're already on the market and past Kitsap's 53-day median, the holiday thinning is a chance to reset with a sharper price and better presentation. If you haven't listed, a well-prepared home that comes on in January competes against fewer listings than it would today. My sellers have averaged 99.18% of list price, and most of that is pricing it right on day one. If your listing has already expired, see what to change before you relaunch.
What This Means If You're Buying This Fall
You have more homes to choose from than a year ago and fewer buyers competing for them.
Where the room is
Pierce's median days on market was 64 and Mason's was 80. A home that has sat past its county's median, or has already been cut once, is where a seller credit or a rate buydown is most likely to be on the table. My buyers have averaged 95.48% of list price. Where the room is depends on the house.
Where it isn't
Kitsap's median days on market was 53, faster than a year ago. Well-priced Kitsap homes in good condition still sell, and they don't wait for the second showing. When the right one comes up, be ready with your financing.
Is Housing Inventory Going Up in Kitsap County?
Yes. Realtor.com Economic Research counted 795 active listings in Kitsap County in October 2026, up 25.99% from October 2025. The count was down 0.69% from September, so inventory has leveled off for the season, but it is well above last fall.
Are Fewer Homes Going Under Contract in Kitsap County?
Yes. Realtor.com reported 363 pending listings in Kitsap County in October 2026, down 5.71% from a year earlier and down 15.19% from September. Pending listings also fell year over year in Pierce County (down 13.35% to 990) and Mason County (down 16.02% to 76).
What Is the Median Listing Price in Kitsap County?
Kitsap County's median listing price was $637,777 in October 2026, according to Realtor.com, down 3.51% from October 2025 and down 1.8% from September. That is an asking price. NWMLS's most recent median sale price for Kitsap County was $595,000 for September 2026.
Final Thoughts
October's numbers move the Kitsap market a step further toward buyers. Inventory is roughly where it was in September, but it's 25.99% above last fall, and fewer buyers are signing contracts in all three counties. That isn't a collapse. Kitsap homes still sell faster than a year ago. It does mean pricing errors cost more than they did, and a buyer with financing in hand has real choices this winter.
